Understanding Surveying Services
Mortgage Valuation
A brief inspection for lenders to assess if a property is suitable for lending. Not a detailed survey and does not guarantee property condition. Typically lasts around 30 minutes.
Home Condition Report
A Level One survey with a "traffic light" system assessing a property's condition, mainly for newer homes. Offers advice for legal issues and highlights urgent defects.
Home Buyer Survey
A Level Two survey providing a detailed analysis of the property's structure. Recommended for all house purchases to help negotiate repairs or price adjustments. Includes optional independent valuation.
Building Survey
The most comprehensive Level Three survey, including loft inspections and structural analysis. Essential for older or unique properties, ensuring you are fully informed before purchasing.

Independent Valuation
This is a valuation only and does not involve a detailed inspection of the condition of the property. These are usually requested for such things as Help to Buy, probate or divorce settlements and can usually be tailored to suit your requirements.
Building insurance valuation
This is designed to provide you with a figure for how much it would cost to rebuild your house if it were to be totally destroyed, in the event of a fire for example.
New property checklist
When you buy a new property from a Housebuilder, why take a chance that everything has been finished to perfection, and that there are not little problems waiting around the corner. It is estimated that 85% of new properties have problems in the first few months. We will examine the property in detail to ensure that your ideal home is in ideal condition before you actually move in.
